Welcome to Octava Property Trust

Octava Property Trust (OPT) was created in 2014 to give its investors exposure to quality, income-generating commercial property, both office and retail, in Warsaw and major Polish cities, at values which will give the portfolio the resilience to weather all stages of the economic cycle. It is actively managed by Onyx Asset Management Sp. z o.o. (OAM).

OPT owns 10 income-generating properties in Poland, predominantly concentrated in Warsaw and the major urban areas – Krakow, Poznan and the Tri-City area.

In total we own almost 140 500 m² of GLA, of which 82 700 m² constitutes office and 57 800 m² retail space.

 

In building the portfolio, we have focused on properties which:

  1. are well located in business areas of Warsaw and other major cities;
  2. are let to a diversified group of creditworthy tenants, at realistic and sustainable rent levels;
  3. represent reasonable value for money for our investors;
  4. can be the foundation of a dividend-paying REIT, i.e. allow investors to receive income from property without having to own, maintain and rent the properties themselves;

The OPT portfolio consists of well-located, good-quality, B-class properties. It was acquired with a view of providing an attractive market proposition for tenants seeking a value-for-money alternative to expensive high-end office and retail space. Since acquisition, OPT has implemented maintenance, capex and fit-out projects of over PLN 30 million.
